I found the rubber piece got thicker every year.
I though that was because I used mineral grease and it made swollen the rubber.
The guide pin was stuck and I could not slide or rotate by hand.
Instead of replacing new or removing the rubber,
I simply cut and trimmed the rubber to make it thinner and shorter with a razor blade. Seems okay.
