Is there going to be a national clearance event in August?

Hybrids won't be clearance given their sales rate at this point... they can't produce enough. That said, as you can see from SE MI dealers, there's a fair number of Hybrid LE's out there. While you won't get "clearance", you can certainly negotiate a good deal early next week as dealerships try to hit their end of month quotas.

So it would be better to buy one by the end of this month? Than to wait until August? Salesperson told me "incentives may change in August", not sure if that's a good or bad thing, but $28,500 seems like a good price and he confirmed that's without any rebates since I don't plan on financing.

I would hope they get better. Most regions have $900 cash when financing thru Toyota Financial. Do so to get the extra $900 and pay it off the next day. There are no early payoff fees
